COMMUNITY GUIDELINES
To help keep our community a peaceful and comfortable place for everyone, please observe our community-wide Quiet Hours daily from 10:00 PM to 8:00 AM.
During these times, please keep TVs, music, and voices at a volume that doesn't carry into neighboring homes. Please avoid running washing machines, vacuums, or other loud machinery. Outside of these hours, we ask everyone to simply be mindful and considerate of their neighbors. If issues arise, we encourage you to contact your neighbor directly.
We love our animal companions! To ensure a safe, clean, and harmonious environment for all residents, please keep the following community guidelines in mind:
Registration: All pets must be registered with property management upon moving in or welcoming a new pet home.
Pet Limit: A maximum of two pets are allowed per condo unit.
Cats: For their safety and the protection of local wildlife, all resident cats must be strictly indoor pets.
Dogs Leash: Dogs must be either on a leash or under the strict control of their owner at all times.
Licensing Laws: In accordance with state law, all dogs must be licensed. Please visit the Benton County dog licensing website for more details.
Clean Up: Owners are required to pick up after their pets immediately. For your convenience, pet waste stations stocked with bags are located in the designated dog area at the front of the property.
Community Respect: Please ensure your pets do not disturb others. Under community guidelines, nuisance animals (such as those with excessive, uncontrolled barking or aggressive behavior) may be required to be removed from the property.
Vehicle Limit & Registration: Each condo unit is strictly limited to a maximum of two vehicles. All resident vehicles must be fully operational, currently registered, and registered with property management.
Assigned Parking:
Each unit is allocated one assigned carport space and one uncovered space.
Please only park in your designated carport space to avoid inconveniencing your neighbors.
Guest Parking: Visitors are welcome to park in any of the uncovered spaces on a first-come, first-served basis.
On-Site Maintenance: Major or disruptive vehicle repairs are strictly prohibited on-site. Only minor, non-disruptive maintenance (such as changing a flat tire) is permitted.
Enforcement & Towing: To keep our driveways and parking lots safe and accessible, vehicles parked in unauthorized spaces, blocking fire lanes, or found in violation of these policies (including unregistered or inoperable vehicles) are subject to towing at the owner's expense.
Prohibited Areas: Smoking of any kind (including cigarettes, cigars, pipes, e-cigarettes, marijuana, and vaping devices) is strictly prohibited in the following areas:
Inside individual condo units (where secondhand smoke can travel through shared ventilation, walls, or doorways and disrupt neighbors).
On private balconies, patios, and decks.
In all common areas, including walkways, courtyards, landscaped areas, and parking lots.
Permitted Smoking Area: Tobacco smoking is only permitted off-property on the public sidewalk surrounding the condo complex.
Disposal: If smoking on the public sidewalk, please dispose of all cigarette butts and smoking-related waste responsibly in appropriate receptacles. Please do not discard waste on condo grounds or neighboring properties.
Cleanliness & Appearance: Balconies must be kept neat, clean, and free of cluttered storage.
No Hanging or Beating Items: For safety and aesthetic reasons, do not hang clothes, towels, or other items over the railings. Additionally, please do not shake dust rags, mops, rugs, or beat any items over the balcony edges or against the exterior of the building.
Grilling Rules: To esnure fire safety, only propane and electric grills are permitted on balconies. A functioning fire extinguisher must be kept nearby and easily accessible whenever you are grilling. Charcoal grills and open flame fire pits are prohibited.
Plant Care: We love balcony gardens, but please ensure all potted plants have saucers or trays underneath them. Plants must be watered and maintained carefully to prevent water from leaking or dripping onto the balconies and units below.
Signs and Advertisements: No resident or owner may post advertisements, posters, flyers, or signs of any kind on common property or visible from the exterior of any unit, unless specifically authorized by the Board of Directors.
Real Estate Exception: The only exception to this rule is a standard, professionally made "For Sale" sign used to advertise an unsold condo unit, which may be displayed in accordance with community guidelines.
No Door-to-Door Solicitation: To ensure the safety and quiet enjoyment of our homes, door-to-door solicitation of any kind is prohibited throughout the property.
Tenant Registration: Owners must register all renters with property management prior to their move-in date. This includes providing the tenant's contact information, vehicle details, and a signed lease addendum acknowledging the community rules.
Compliance with Community Guidelines: Owners are fully responsible for ensuring their tenants are aware of, understand, and abide by all condo association rules (including noise, pet, vehicle, and balcony policies). Any rule violations or fines incurred by a tenant will be the direct responsibility of the unit owner.
Maintenance Coordination & Notices: Owners act as the primary point of contact between property management and their tenants. When the association schedules maintenance, repairs, or issues community-wide notices, owners are responsible for promptly notifying and coordinating these updates with their tenants to ensure access and compliance.
TRASH AND RECYCLING
Review the Republic Services Recycling and Sustainability website to better understand what is and is not permitted in the recycling bins.
https://www.republicservices.com/municipality/corvallis-or
Weekly recycling pick-up takes place on Wednesdays.
**Be sure to flatten and/or cut up cardboard boxes and other bulky items to ensure others may fit their recycling within the bins.**
Weekly trash pickup takes place on Monday and Thursday.
All garbage must be securely bagged before being placed in the dumpsters, and lids should be closed completely to prevent windblown debris. Please note that large items like furniture, mattresses, and appliances are strictly prohibited in the trash area; residents must arrange for their private disposal. Finally, always close and securely latch the trash enclosure gate behind you when finished.
